The Hampshire Companies, a full-service, private real estate investment firm with equity in assets valued at over $2.5 billion, has announced the sale of the historic Denver City Cable Railway building, a 36,803-square-foot industrial building located at 1801 Lawrence Street in Denver, Colorado. The sale was made to Stoltz Real Estate Partners, a real estate investment and services company.

The landmark building which once housed Denver’s historic cable cars and maintenance facility is exceptionally located within Denver’s thriving business district just outside of lower downtown. The fully leased “brick and timber” building is located just four blocks from Denver’s Regional Transportation District which includes light rail access and will have mass transit access with the completion of the Union Station late next year.

“The current demand for office space in lower-downtown Denver is the highest in the western U.S.,” said Igor Derbaremdiker, Senior Investment Manager for The Hampshire Companies. “When you add together all of the factors of the sale, the history of the building, the recent addition of Union Station, the exceptional creative space and the unique ‘brick-and-timber’ construction, this sale was the perfect opportunity for both The Hampshire Companies and Stoltz Real Estate Partners.”

The building’s history is creatively reclaimed throughout the tenant spaces with lofted ceilings and exposed brick and wooden beams adding to its appeal. Its exterior is a magnificent display for detailed brickwork and is recognized as one of the top historic architectural buildings in Denver and was formally added to the National Register of Historic places in 1979. Additionally the property boasts ample secured underground spaces, which is a rarity for both the area and a historic site.
